 Resource Content: Homeowners, Are You Caught in the Appraisal Squeeze?

Dear Brookhaven Neighbors:

I found an article at the AJC that is actual news you can use (finally!) ... this is a golden nugget for homeowners caught in the appraisal squeeze (County appraisals for tax purposes may or may not reflect the drop in market prices).

If you have the bank and the market telling you your house is no longer the prize they thought it was a year ago. And, on the other hand, the County Property Tax Assessor tells you in 2009 it is still the Taj Mahal for tax purposes - you need to read the AJC article and act on it!

When you've finshed reading it, here is exactly what you need to do (in DeKalb, others may vary).

  1. Call the Residential Division Help Desk at 404-371-2471 to request the form, "Real Estate Property Tax Return." Provide them with your address and they will mail you the form with a return envelop. 
  2. File the form from above by March 1, 2009 indicating what you feel is the actual, fair market value of your home. This triggers a review of your appraisal.
  3. Sometime in April, you will receive the Notice of Assessment Change from the County that will indicate your property's appraisal by the County.
  4. If the County appraised value exceeds what you feel is fair, you will need to file an appeal immediately using the process outlined at: https://dklbweb.dekalbga.org/TaxAssessor/appeal.asp 
Depending on your situation, this could amount to a significant savings in 2009.

 Resident Input: Library Coffee
Announcements We just tried the newly opened Library Coffee on Dresden and Caldwell.  The coffee was flavorful, hot and served in a real mug.  In addition to the usual pastry selections, they also offer breakfast, salad, sandwiches and beer and wine.  We all enjoyed our breakfast selections: sausage quesadilla, breakfast casserole, quiche and oatmeal.  There is a drive- through window on the parking lot side of the street, but we enjoyed our short walk.  We encourage all to give the place a try, it looks like a nice addition to the 'hood and great place for informal gatherings..

 Resident Input: Brookhaven Plumbing… A Great Neighbor!
Announcements I had lunch with Jeff Ballard over at Get Coffee just the other day and he’s got it right. But before I tell you about that, I first have to give you a little background about how I met Jeff. A couple of months ago I was invited to meet with a group of professional business owners in a business networking forum. This group meets every Thursday morning to exchange information and provide knowledge about their perspective businesses in order to refer customers and clients to each other. How often have you ever come across a good lawyer, electrician, mechanic, computer specialist, or other professional, and when your neighbor or friend asks you who you know that is a good (you fill in the blank) you are immediately able to refer them to that professional who you had a great experience with? And of course the opposite is equally true too isn’t it. “Stay away from this company for they do shabby work, or that company destroyed our carpet, or whatever the bad experience was that left you wanting to warn others. Good or bad, we want to know more about the professionals that we can refer or warn our friends, family and neighbors. When I met with this group of business owners and entrepreneurs I was immediately impressed, but I needed to come back just to make sure. During subsequent visits I had the opportunity in scheduling lunches, coffees, and breakfasts with many of these professionals in order to better get to know them and their business. It is from meetings like these one can get to know the person in order to become comfortable in referring them when someone pops up with a need for their service.

This most recent meeting was lunch with Jeff Ballard, the owner of Brookhaven Plumbing, Heating and Air. His background really surprised me and even though it is not directly relative to this story, it provides a different perspective as to why Brookhaven Plumbing has been so successful. Jeff had been in the IT (information technology) profession prior to owning Brookhaven Plumbing and for anyone who has ever worked in this industry, it teaches you how to be proactive and extremely resourceful, and that experience has benefited Jeff’s clients. His motto says it all, Work Done Right Every Time…Guaranteed!

So when I say “he’s got it right”, I know he has based on testimonials from those who have seen their work first hand. Brookhaven Plumbing is the one company you can always be confident to provide not only the very best service, but most importantly pay attention to the details as if your home is their home.
